Smoke and Carbon Monoxide Alarm Regulations 2015
In 2015 the government introduced regulations requiring landlords to install and maintain smoke and carbon monoxide alarms within rented properties, these regulations were further amended in October 2022.
- Smoke alarms must be installed on each storey that contains a room used wholly or partly as living accommodation.
- Carbon monoxide alarms must be installed in each room that contains a fixed combustion appliance other than a gas cooker.
These alarms must be working at the start of each new tenancy and must be maintained during the period of that tenancy. Failure to comply with these regulations is an offence for which you could receive a Penalty Charge Notice of not more than £5,000.
